How To Calculate Property Management Fees

Property Management Solutions for You

The 2:00 am phone calls need to stop. You were excited to become a landlord and knew that there would be maintenance issues, but only during the day, right? Unfortunately, no. Storms occur at any time and don’t care who is trying to sleep. You know that even when the tenants call, you need to hire someone out to do it anyway. You may feel like you’re Superman or Captain America until you need to move a tree that has been taken out by the storm. You are trying to find someone else to help manage your properties and take the 2:00 am phone calls, but do the pros of help outweigh the cons of fees?

PPMI will help you calculate property management fees

PPMI is a property management company that helps landlords all over the greater Baltimore Area. Hiring a property management company can help with several different areas: rent collection, maintenance, tenant screening, and much more. We are here to help you succeed as a landlord and not become overwhelmed with the day-to-day workings of owning properties.

What does it cost to hire a property management company?

We understand that there are several ways out there to help with how to calculate property management fees. We have come up with different types of payment options to help with calculating our costs.

  • Percentage of monthly rent:
If you would like to use our full-service, the cost will be a percentage of monthly rent taken in from your properties. This ranges from anywhere between 8-10% based on the number of units we help manage. This way, if one month a unit isn’t rented, then we don’t charge for that unit. We only charge the percentage fee for active units.
  • Flat fee:
If you own a larger building and think 8-10% is quite a chunk of change, we agree. We charge a flat fee regardless if a unit has been rented or not. If you feel your buildings are larger and will need extra maintenance, this might be the best option for you.
  • Per project fee:
If you choose to only use our services for a per project basis, then we only charge based on the projects that we complete. If you’d like to use us for all those 2:00 am calls, we would only charge for work that has been completed for that specific maintenance issue.
