Why Premier Property Management is the Right Partner for Baltimore Real Estate Agents
Real estate agents who work with investors always get asked one question eventually: do you know a good property manager?
And it’s something to consider very carefully. A referral carries your name. If you recommend a management company that’s slow or careless, your client will remember who sent them, and that could cost you.
At Premier Property Management, we’ve managed property across Baltimore since 2007. Here’s what a partnership with us looks like.
We Are Licensed Agents
PPMI was founded in 2007 by Charles Barnett, a licensed Maryland real estate agent. Charles rose through maintenance and repair coordination before he moved to management, and he has working knowledge of permitting, city inspections, and eviction procedures.
This experience with inspections is very useful for investor clients who want to buy in Baltimore City. Rental properties here have to be licensed before they are rented. A new owner may be unfamiliar with the requirements, and this can lead to delays between settlement and getting their first tenant. Because we know the process, we can guide them through it so they don’t experience any problems.
This background is important, and it matters for several reasons. It means we know how a transaction timeline works, why a closing date is not flexible, and what your client needs to know before settlement. In short, you don’t have to explain the business to us.
Investor Clients Get More than Just a Manager

Premier’s ownership operates Cross Country Lending as well, a Baltimore-based hard money lender. This means if you work with investor clients, we can help you solve an important problem.
Conventional financing can take 60 days or longer. Good inventory can draw several offers within days, and that’s a timeline that can lose deals.
Cross Country Lending offers fix-and-flip and bridge products with terms of six to 12 months and rates starting at 12 percent. Approvals can happen in as little as 24 hours, and funding is measured in days, not months.
The practical effect of this is that your buyer can make a fast offer on a distressed rowhome and then hand the finished property to a management team that knows the deal.
And while Premier Property Management and Cross Country Lending are commonly owned, working with both is a choice, not a condition. Each service stands on its own.
Strong Vendor Network
Management quality mostly comes down to maintenance. We have a licensed general contractor on staff and a network of local trades. Our field operations managers inspect properties directly. Maintenance is coordinated carefully 24 hours a day.
For agents, this goes beyond management. When a client buys a property that needs work before renting, we can coordinate that work, so a new investor doesn’t have to find a contractor on their own.
Clear Fees and Process
We make sure everything is crystal clear so there are never any surprises. Owners get itemized monthly statements, and nothing is a surprise when tax time comes around. We make no secret of our fees, and tenant placement is one month’s rent with nothing due until the tenant moves in.
When an investor knows exactly what they’re paying, they don’t call you in six months asking what’s going on.
One Relationship

We manage a wide range of properties, including single-family homes, multifamily buildings, condominiums, and HOA communities. These are across Baltimore City, Baltimore County, Anne Arundel, Harford, Montgomery, and more.
If you have clients who buy across the region, you can enjoy one management relationship instead of several, saving you a lot of hassle.
Let’s Work Together
If you have investor clients who need management, or buyers who want to close faster than they can with conventional financing, we’d love to talk.
We have an agent referral program where you can earn $500 for every successful referral, so contact our team for terms and let’s find out if we’re the right fit for your client.
