This can range from 8-10% based on the number of units under management and rent per unit. Under this property management fee structure, if your unit is not rented, you do not have to pay the property management team.

Flat Fee Per Month:

For larger buildings, property managers often charge a flat fee per month, regardless of how many units are rented at any given time. Property managers typically work on a flat-fee basis if they expect your building will require a significant amount of time and resources from their property management team.

Per Project Fee:

When you employ a property manager for selected services only, the cost is generally a per project fee. For example, if you were to hire a property management company to fill a vacant property, you might be charged the equivalent of one month’s rent for that property management company’s services.
